· by Michael Blair, Nashville's Garage Door

On a typical Nashville suburban house with a front-facing garage, the door takes up a large share of what you see from the street. It is also the part of the front people think about least, which is why replacing it can change the look of a house more than its price would suggest. This is how we think about style, color and timing when someone asks us about a new garage door.

Why does a garage door affect curb appeal so much?

Mostly it comes down to size and position. The door is large, flat, close to the street and often centered in the view from the curb, so a dated or damaged one tends to set the impression of the whole front.

A dent, a cracked section or a door that sits crooked reads as neglect from the sidewalk even when the rest of the house is well kept. Before pricing a whole new door, it is worth knowing that a damaged section can sometimes be replaced on its own, which our panel repair page explains.

Getting the style right

Match the house rather than the trend. To our eye, carriage-style doors suit traditional and craftsman houses, and flush or long-panel doors suit mid-century and contemporary ones.

Window placement is the detail that most easily looks wrong. Windows in the top section work on most designs; glazing across the middle rarely does.

Be wary of the shortcut kits that fasten decorative hinges, handles or trim onto an existing door to make it read as carriage-style. The Door & Access Systems Manufacturers Association’s technical sheet on adding weight to a garage door advises against attaching anything to a door without its manufacturer’s instructions, decorative trim included, because the springs are built for the weight the door was designed to have and extra load can throw it out of balance, overwork the opener or void the warranty. When the style itself is the problem, a replacement in the same opening is the cleaner fix, and our post on what else changes when a door is replaced covers the springs and opener settings that come with it.

  • Match style to the architecture, not to a catalog
  • Windows in the top section on most designs
  • Color to match trim or complement the front door
  • Choose the look in the door itself, not in add-on trim
  • Check HOA rules before ordering

Color

The safe approach is matching the trim, which lets the door recede. The alternative is treating it as a deliberate feature that relates to the front door.

What rarely works is a color that matches nothing else on the house, and that is the risk when a door is picked from a small sample with the house out of view. Hold the sample against the trim and the front door before you order.

If the door is sound and only the color is wrong, repainting may be all it needs. Metro Codes’ residential permit guidance counts exterior painting as normal maintenance, the kind of work that does not need a building permit in Davidson County. Read the door maker’s finishing instructions first, since factory coatings differ.

Does a new garage door pay off at resale?

We don’t put a percentage on what a new garage door adds at resale, because that depends on the house, the street and the buyer. What we can say is why it gets attention before a listing: it is in plain view from the curb, its price is easy to pin down with a quote, and a buyer understands it at a glance. Our garage door cost guide sets out what goes into that price here.

It can also fit a short pre-sale schedule. Metro Codes’ list of building projects that may or may not require a permit shows no permit for one- and two-family homes when a door is replaced and its opening stays the same, so a like-for-like swap in Davidson County does not wait on paperwork. That list covers doors in general rather than naming garage doors, and widening or moving the opening is a different matter, so call Metro Codes before that kind of job is booked. Otherwise the wait, if there is one, is for a door made to order. If you want a lead time and an installation date put in writing, request a free estimate and we will quote both.

FAQ

The Garage Door Is a Big Part of Your Facade — questions

Does replacing a garage door add value?

It can, most clearly on a house where the old door is dated or damaged and dominates the view from the street. We don’t quote a resale percentage, because the result depends on the house and the market. What makes it a common pre-sale project is that it is highly visible, its cost is easy to pin down with a quote, and a buyer understands it at a glance.

What color should a garage door be?

Matching the trim is the safe choice and lets the door recede visually, which usually flatters the house. Treating it as a feature color that relates to the front door also works when done deliberately. What rarely works is a color that appears nowhere else on the elevation. In Davidson County, Metro Codes treats exterior painting as normal maintenance, so repainting a sound door needs no building permit.

How long does garage door replacement take?

It depends mostly on the door. One made to order has a manufacturing lead time before anything happens at the house, so ask for both the lead time and the installation date on the quote. The visit itself covers removing the old door, hanging the new one with springs sized for its weight, and resetting and testing the opener. In Davidson County, Metro Codes lists a door replaced in the same opening as needing no permit, so a like-for-like swap does not wait on one.

What garage door ideas boost curb appeal?

Choose a style that suits the house: carriage-style for traditional and craftsman homes, flush or long-panel for mid-century and contemporary ones. Keep windows in the top section, match the color to the trim or tie it to the front door, and build the look into the door rather than bolting on decorative trim. Check HOA rules before ordering.
